The life expectancy of tar & gravel roofs is directly related to the amount of layers (plies) that the roofer had installed. For example, three ply roofs (three layers of 15# Felt) have less life expectancy than a 5 ply system. The average life expectancy of a 4-ply flat roofing system is 15-25 years of usable life. Here’s what you should be looking for if you feel that your roofing system is in need of repair of replacement. Bare spots with no gravel should be re-covered with pea gravel (the protecting layer from the sun) Often the felts in bare spots will be cracked or “alligatored”. You can also look for areas that are blistered and are filled with air. Futhermore if you are to see lifting tar paper you would want to get it looked at by a professional in your service area.
